AIANA VERDE, beautiful green flower, is Exergy’s new development project taking place in one of the most vibrant cities in Colombia, Medellín, which is now recognised as the Innovation Capital of Latin America. The 16-story building includes 42 offices, 7 retail units and 38 residential flats. The building is located in an exceptional downtown area, which has been recently renovated through several different urban regeneration projects.

AIANA VERDE is an exemplary of a high-performance building designed with the purpose of creating significant positive societal and environmental impact to the local community.

Our team in Colombia is managing the project development process and providing technical supervision to achieve project goals in the most effective and efficient manner. The Exergy UK team is supporting the Building Information Modelling tasks, whilst providing sustainable design guidance to the main architectural designer,  A111 Arquitectura.  The construction works of the AIANA VERDE are going to be completed by the end of 2020.

AIANA VERDE will be showcasing many different sustainable design features:
  • A lively location, very close to several public bus routes. Located only 50m away from the Bicentenario Tram-Link station.
  • Integration of vegetation in architecture to reduce the urban heat island affect and provide better and more pleasant living conditions: 35m tall living wall, 250m2 of vegetation on the roof top and also, 90.5m2 of vegetation in the terrace area.
  • Rain water collection system with a collection capacity of 360 m3 water
  • Automated waste collection system and dedicated waste separation area for effective recycling of household waste
  • High performance water and shower taps that can reduce water consumption by 40%
  • Environmentally friendly finish materials that does not cause any harm to occupants’ health
  • High efficiency extract ventilation and equipment
  • High efficiency lighting and occupancy sensors
  • Solar PV panels to produce 100% renewable electricity on-site, saving 20% of electrical energy in the common areas of the building, and 50% in the apartments
  • 5 electric bicycles for the shared use of residents and 40 available spaces for the parking of residents’ and visitors’ bicycles

Exergy Services

In order to deliver this high performance building, Exergy is working on several different tasks:

  • Microclimate analysis and assessment of local wind environment, solar access and noise
  • Thermal modelling of the building and assessment of design solutions
  • Optimisation of thermal, acoustic and visual in occupied spaces
  • Design of renewable energy technologies
  • Life cycle assessment of the superstructure and hard landscaping
  • Assessment of predicted water consumption and performance optimisation

Exergy also aims to implement Building Information Modelling (BIM) to the highest UK standards on this flagship project in Colombia. The project team envisage that the design from its earliest conception through to construction and project handover will be delivered from a single source of truth via BIM. This means that the lead designers and the main contractors are all participating in the facilitation of the information management and project deliver from BIM.

BIM is used in numerous ways to stimulates efficiency for the entire project management team members, namely with:

  • Design visualisation
  • Design and construction coordination with 4D BIM
  • Project information management through a Common Data Environment (CDE)
  • Project information management through a Common Data Environment (CDE)
  • 3D visual hazard identification
  • Site progress and installation monitoring via BIM
  • Early model-based cost estimation

The client demand for this project is to handover a ‘digital twin’ of the built asset to harness the efficiency during the building operational lifecycle. BIM will improve upon the design and construction stages but more importantly upon future building operations of Aiana Verde for years to come after project completion.

Exergy & BIM

In order to deliver such high BIM requirements, Exergy is leading and supporting the following tasks:

  • Supply Chain Digital capability (SCDC) Assessment; for all the suppliers
  • Define Contractual Information requirements; Develop Employer Information Requirements (EIR)
  • Support design team with 3D BIM model production; 3D BIM Model to be produced for design review, visualisation, optioneering and sustainability analysis.
  • Steer BIM coordination meetings; Review of Initial model sharing with Design Team for strategic analysis and options appraisal
  • Deliver sustainability and post occupancy analysis; Help define which BIM data can be used for environmental performance and area analysis
  • Define key assets and components; Identify key model elements (e.g. prefabricated component) and create concept level parametric objects for all major elements
  • Set up information exchange via CDE ; Setup and maintain CDE to enable all corresponding parties to access latest BIM and design data in one single source of truth.
  • Deliver data validation; ensure design related information is suitable for each stage
Exergy foresees that Aiana Verde will stand as a flagship BIM project for Colombia and indeed South America by virtue of applying UK BIM Level 2 requirements to improve overall project efficiency, cost and most importantly sustainable building design.
